The Perfect Picture: Prepping Your Home For Listing Photos

In today's competitive real estate market, listing photos are a crucial first impression. They are often the deciding factor in whether a potential buyer schedules a viewing. A professional photographer hired by your Realtor will capture the best features of your home, but the house needs to be photo-ready before they arrive. Preparing your home for this photoshoot can make a significant difference in how quickly it sells and for what price. Here are some essential tips for homeowners to ensure their property shines in its listing photos.

Declutter and Depersonalize

This is perhaps the most important step. A tidy, spacious-looking home is far more appealing than a cluttered one. Homeowners should remove all unnecessary items from countertops, tables, and floors. This includes kitchen appliances, toiletries, and personal mail. The goal is to make the space feel as large and open as possible.

Depersonalizing is also key. While family photos and unique art pieces make a house a home, they can make it difficult for buyers to envision themselves living there. Homeowners should remove personal photographs, diplomas, and any overly personal items. This creates a neutral canvas that appeals to a wider audience.

Deep Clean Every Room

A professionally cleaned home photographs better. This means going beyond the usual weekly cleaning. All surfaces, including floors, windows, and countertops, should be spotless. Pay special attention to high-traffic areas like the kitchen and bathrooms. Sinks, showers, and toilets should be sparkling, and mirrors should be free of streaks. Don't forget to dust all furniture and light fixtures. A clean home signals to buyers that the property has been well-maintained.

Set the Stage

Think of the photoshoot as a chance to stage your home. You Realtor or their photographer may offer some staging services, but homeowners can do a lot on their own. Make sure all beds are neatly made with fresh linens. In the living room, arrange pillows and throws in an inviting manner. Open all curtains and blinds to let in as much light as possible. Replace any burnt-out light bulbs to ensure every room is brightly lit.

The Exterior Matters

The exterior of the home is the first thing buyers see in the listing. A well-maintained exterior suggests a well-maintained interior. The lawn should be mowed and edged, and any weeds in garden beds should be removed. Power-washing the siding, driveway, and walkways can make a huge difference. Potted plants or a fresh welcome mat by the front door can create a warm, inviting entrance. Adding a fresh layer of mulch to garden beds will also significantly improve curb appeal.

Final Touches on Photo Day

On the day of the photoshoot, the homeowner should do the final walkthrough. Tuck away any power cords, hide remote controls, and make sure all the toilet lids are closed. Ensure pets and their accessories, like food bowls or litter boxes, are out of sight. Remember to touch up any interior paint from where pictures were removed. The goal is a pristine, ready-to-sell space that will capture the attention of prospective buyers and help the home stand out online. By following these steps, homeowners can empower their Realtor to create a stunning listing that attracts the right buyers.
